Upper Calffield Farm

Pre-arrival

• The house is situated a couple of miles outside Haverfordwest but bus services are infrequent so a car is necessary. The railway station is a 10-minute taxi ride away and there is a taxi rank at the railway station (Haverfordwest)
• There is fibre optic internet at the property. There is also mobile phone reception though of course it does depend on the provider
• Groceries can be delivered from Tesco

Arrival and car parking

• Parking is in the gravel driveway outside the house. There are 2 steps up into the front porch, one to the side entrance. The porch is tiled with two beech benches and hooks for clothes
• There is an outside light – the porch and the side entrance

Kitchen and Utility Room

• The utility room has a tiled floor and has a sink, washing machine and dryer. There is ample hanging space for coats etc. The downstairs shower room is off the utility. You step into the shower tray – but there is a handle to help get into the shower
• The kitchen has a slate floor; it has an electric range cooker, an American fridge freezer, dishwasher, ample cupboards and work surfaces and an oak table with ten chairs. The kitchen is light and airy with a window overlooking the garden and French windows onto the gravel terrace – one step down
Sitting room
• There is also a step down from the kitchen into the sitting room. The sitting room is carpeted. It is divided into separate sitting areas, each with a sofa and armchairs and an antique wood burning stove
Coach room – twin room
• Slightly uneven floor access to the coach room which has a laminate floor. It has two twin beds which can be converted into a king size. There is a wardrobe, chest of drawers and two bedside tables with lamps. There is a bookcase and there is room for a cot if required. The room has dual aspect, one window looking out onto the terrace and paddocks, one onto the courtyard
Single bedroom
• A step up to the single bedroom. The room is carpeted and has a single bed, a single wardrobe and bedside table. The window looks onto the terrace and paddock
• Immediately outside the French windows is a wrought iron table and four chairs and further along there is a rocking bench where you can sit and look out over the paddocks and fields beyond
Stairs and landing
• The staircase to the upper level has a landing half way up which makes it easier and safer for the young and infirm. A stairgate is available for the bottom of the stairs
UPSTAIRS
Master bedroom suite
• Upstairs is the master bedroom suite; entrance is through the dressing room with a range of mirrored wardrobes and a window overlooking the courtyard. Off this is the ensuite shower room. The shower room has a small antique fireplace and a vanity unit, toilet and a step up into the shower tray
• The triple aspect master bedroom has beams and an A frame and a large floor to ceiling window with views of the paddocks and fields and the Preseli Hills beyond. The bedroom has a feature stone wall and windows overlooking the back garden and the front courtyard. There is a king size bed, bedside cabinets, a dressing table area and a rocking chair. There is a shuttered window which can act as a fire exit – outside is a stone staircase leading down to the courtyard • There is ample space for a full-sized cot or travel cot
Small double bedroom
• There is a small double bedroom with a 4ft bed, a tall boy and a shelf above the bed with a lamp • The window looks onto the courtyard. There is also a wall-mounted hanging unit for clothes
Two double bedrooms
• There are two other doubles upstairs. The front bedroom overlooks the courtyard and has an antique brass double bed, two bedside cabinets and large fitted wardrobes. The other double bedroom overlooks the side of the house and has extensive views of the fields beyond. It has a wrought iron bed, bedside cabinets, a tallboy and a large fitted wardrobe. There is room for a travel cot
• All bedrooms are carpeted
• The family bathroom has a bath, a wash hand basin and a toilet plus a separate shower – step into the shower tray. There are two windows, one at the side of the house and one at the rear

Outside
• Immediately outside the French windows from the kitchen is a wrought iron table and four chairs and further along there is a rocking bench where you can sit and look out over the paddocks and fields beyond. There are steps (with a sturdy balustrade) up to a terraced gravel area with a large hardwood table and two benches seating ten
• There are two lawned areas, one immediately behind the house next to the garden furniture and a secluded lawn beyond the log cabin with a picket fence and gate leading onto the paddocks. The log cabin is a games room with a table tennis table, sofa, TV, bookcase with books, games etc.
