Your Contract


On booking, your contract is with the owner/s and all payments should be made to them in the manner specified on the booking confirmation. This website is designed to enable you to make a holiday booking. After receipt of the email confirming the booking ALL OTHER ADMINISTRATION AND COMMUNICATION WITH YOU IS THE RESPONSIBILITY OF THE PROPERTY OWNER/S. Booking a property, either through this website or directly with the owner or owners, is subject to the conditions set out below.

Warranties


The information on this website is provided by the owner/s of each holiday property. This information is given in good faith but we make no warranties as to such information (or any part of it) as has been provided by the owner/s. We endeavour to ensure that the descriptions and photographs are accurate at the time of inclusion on the website but cannot take responsibility for inaccuracies of any kind.

Liability


We have no direct control over the regular care and maintenance of the property or of the contents, within or outside. We shall not be under any liability to the hirers or third parties for any loss or damage arising from breach of contract, negligence, mis-representation or otherwise.

Hirer


The person booking certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons included in the party occupying the property. He or she must be a member of the party and must be 18 years of age or over. Bookings cannot be accepted from parties of young people under 18 years of age.

Payment


All payments should be made to the owner or owners in the manner specified on the booking confirmation. Bookings are considered provisional only until the required deposit is paid. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the hirer.

Hirer's Obligation


The hirer agrees to the following:
a) To pay for any breakages, losses or damage to the property before departure.
b) To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the holiday. The hirer is responsible for any additional cleaning costs incurred.
c) To permit the owners reasonable access to the property to carry out any urgent maintenance.
d) Not to sublet or share the property except with persons included when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).

Pets


Where pets are allowed at a property the charge will be specified on the booking confirmation and the hirer agrees to the following:
a) PETS MUST NOT, AT ANY TIME, BE LEFT ALONE IN THE PROPERTY.
b) Only the number of pets agreed to on the booking confirmation will be allowed.
c) Pets must not under any circumstances be allowed on any soft furnishings or beds.
d) Pets must have their own beds, etc. to protect floor coverings at all times.
e) Pets must not cause any annoyance in any way to occupants of adjoining properties or the general public.
f) Owners must never allow pets to defecate in areas where children may play. Failure to clean after pets will be heavily surcharged.

Cancellation


If the hirer wishes to cancel the booking he/she should advise the owner immediately by telephone, followed by a confirmatory letter. The owner will (but without any obligation to the hirer) use their best endeavours to obtain a replacement letting and, if such replacement is obtained, will then refund to the hirer any monies paid less a handling charge. If the owner is unable to obtain a replacement letting the owner shall be entitled to retain all payments already made and to recover, if not already paid, the balance of the hiring charge. You are advised to obtain cancellation insurance to cover unforeseen circumstances.

Non-availability of Property


If, for any reason beyond the owner's control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The hirer shall have no further claims against the owner or West Wales Holiday Cottages.

V.A.T.


There is no extra charge for VAT as where it is payable the tax is included in the quoted weekly rent

Caring for your Safety and Comfort


Owners have made every reasonable effort to indicate possible safety hazards in the property description. However, it is guest's responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Please remember that many of the properties are not built to modern standards so potential hazards such as steep stairs and low beams and doorways must be noted. You should also check the layout of your holiday property so that you can get out quickly and easily in an emergency. Most properties are located in the countryside which can contain other hazards such as barbed wire in fences and animals in fields. Countryside activity can also be smelly and noisy at times!

Complaints


Every effort has been made to ensure that you have an enjoyable holiday. If however, you have any cause for complaint, action should be taken as soon as possible. It is essential that you contact the owner immediately if any problem arises. Discussion with the owner whilst you are in the property should enable problems to be resolved straight away. Owners cannot subsequently consider any complaints or enter into any correspondence about them.
